I read that the city is going to rezone the tract. Cute. But if any UT System lawyers stumble upon this, here is my advice: If the city is annoying, tell them to fuck off. It's state land. King's X, mofos. UT dont need permission to do shit. They can build 2000 ft high all across it. They can put wood fences adjacent to property, wildfires risks be damned. Put little novelty spring snakes in the knox boxes. State trumps city. Game over. They can have their cute meetings and Grandma Karen can talk herself hoarse, but the city is irrelevant. Hell, the university can take the erwin site and build a burnt orange Isengard. Let Bill Bunch cuff himself to the nuclear reactor. Don't mess with zoning or ask for permission. Just build. The state unlike any other entity trying to build in Austin, can just do things. It is a an miracle. Don't fuck it up. And while Im at it. Go eminent domain everything between MoPac and Lamar, from the river to Enfield. Bulldoze what you dont want. Then sell it back to a developer to recoup costs. A ground lease might even keep the parcels exempt from city regulation. I want an affordable condo downtown. City regs make that too expensive to pencil, ubless the building is luxury. Eltife can make do it. And then next up: North Campus. A magic erasure for NIMBYS. One simple trick...

Other updates 1. I am trying to get someone out to build a 20x20 carport next to the cabin. Nothing to do with the hole, but it'll be next to the hole 2. bought a new toy 3. Next weekend, if I go up, Im going to try 5/8 hammer drill and wedge feather. The limestone is hard stuff at 18' so I will try something new.

I heard a rumor that TEA wont approved AISD consolidation where two F schools merge, so the plan will have to be rejiggered. It aint over yet.

Yeah, I had never looked to sell physical until this week. Honestly, I am kinda feeling burnt. The screw in the buy side was expected. But the degree to which they F'd us on the sell side - totally discouraging. What is the point if the transaction costs to cash out eat such a huge vig. Now I am thinking I will sit on my modest physical stack for the EOTW insurance, but maybe SLV and GLDM etf in a roth wrapper is where to be.

fwiw - Im not in biglaw, somaybe Im totally wrong. But my daughter has been talking about maybe law (I'm a lawyer, I guess that is how it goes), too.. I have been telling her law schools care about LSAT and GPA, not the brand name. And that its better to take a free ride in undergrad and spend the 529 money on law school. Now that doesnt mean some garbage school, but lots of undergrand institutions would be fine. To graduate law school owing zero would be an amazing blessing. Lawyer incomes are highly bimodal, and those $100-125k jobs (contra $240k+++) are often more family friendly and better for mental health. Coming out with $250k debt would box someone in career-wise. My daughter is a grinder, so maybe she'd be ok billing 2000 hours through her late 20s. Everyone is different. Of course, I also have a cousin who clerked for fed judge (now on scotus) and is now on the federal bench themselves. They stuck to the Ivy-Yale elite track. It wasnt free. And I guess its served them well, though I cant say they are any happier than most. And they had to sell their soul, IMO.

My daughter is still 2 years away, but Im having trouble wrapping my mind around in-state tuition vs out of state public. I think my daughter would have to decide in zero debt in TX (or a partial from like Arky or whatever), or $120k+ debt from elsewhere.

As much as it pains me as a double UT grad married to a UT grad... we got put money into Tech, Houston, TX State, UTSA, etc. Can't just be UT, A&M, or UTD. Gotta pump up some alternatives.

Local charities you endorse
My wife makes sure every child at her east Austin elementary school get a Christmas present. She also runs a clothes closet there. I can post the link next year - realistically they cant handle too much money. It sort of only works when its not too flooded with money.

Compensation & WFH debate ($120K vs 240K)
WFH has value, and is a substitute for some amount of wages. But not a $120k/50% haircut from $240k. What would be interesting to know from those who like to telecommute is what would be a coin flip between: • 100% in-office • 2 days WFH (or maybe half the days in a 2 week period) • full WFH (maybe come in 10x year) So if full WFH was $100k, I would want $120k for 50% WFH, and $136k full in-office. I figure an extra grand a month post tax is basically car payment and more. As Roger Waters once said "Each man has a price Bob, and yours is pretty low."
