there is a tract that was 161 acres for $4 million off of Travis Peak Trail that may still be available it was for years......but that is probably an hour from the CBD is not longer by the time you take the small roads to it so that cuts the value probably by half and it is 1/4 the acres

there was a really large tract for a while (I think 300 acres+) that was on Lake Austin that was $50 million or so, but of course that does not mean it is any easier to get to things vs this property, but Lake Austin is mostly constant level

I would wonder what the status of that road is going through the property as well......if it is public access and not able to be closed off to me that lowers the value significantly and really makes it two tracts of 300 acres

if you were "high net worth" it limits your privacy and if you were looking for a high end development it limits the ability to gate it

It’s going to be tight but I’m almost finished paying off my Corvette so I think I can swing the monthly payment. Can I roll this purchase into a jumbo loan?

Can’t close off Thurman Bend Rd. The Covert Ranch next door, I think is always on the market for the right price.

The road leading in is in decent shape. There is a floating dock in the cove. Its truly one of the prettiest properties on the lake.

But what is the asking price? I used to be a shaggy member, but after the scat porn incident, I turned in my membership for a surly one. 

BL has my permission to reallocate my $20 for the wreath fund towards this new venture. 

Word is that's the property that Fitlump used to visit.  That has to drive down the asking price.

In 1958 my brother tried to get our Dad to buy a 400 acre ranch on Travis’ north shore for $100/acre. It had almost a half mile of waterfront.  Coulda, woulda, shoulda.

Csb - The LT tornado in '97 came over the hilltop and erased the circled house down to the slab. The guy was a builder and had just moved into the house earlier that year. The dude's wife and kid were home and ran to the neighbor's house that is just out of the frame to the right. That house sits across a ravine and was untouched.

I worked on my cousin's framing crew as a summer job, and a few months later the guy hired my cousin to re-frame the exact same house in the same spot. I worked on it for a few weeks until classes started back up at ACC.

A couple of facts:

- His roof structure was found on some ranch land a few miles away near 71.

- His F250 was turned end-over-end a few times and lying in the ravine near the house.

- His kid's rabbits were in an outdoor enclosure that was found somewhere else. The rabbits were properly tenderized.

Meh...you could close it off as long as whatever you develop still provides access to that property. 

Having an access easement doesn't necessarily mean it has to be that exact path, just some sort of way to the property. If they developed a residential subdivision they could just make sure that there was a stub street hitting the Covert property.

Yeah, you are not going to move an existing maintained road. Purely from a cost standpoint. I may or may not know someone who did a feasibility on that property. Someone will buy it but there are some challenges making it work financially.

yea if you can't get sewerage then you are looking at 10 acre lots min so you would get about 60 lots out of that property maybe less

looking at the property next door those houses are pretty clearly in lots much smaller than 10 acres, but there is a lot of green space as well so perhaps they have a shared septic arrangement (I am not even sure that is allowed) and it all goes to the green spaces

even if you can get sewerage the cost will be very high and if you can bump it down to 1 acre lots you still have to contend with the cost of laying the streets and utilities and all of the land that is not fit to be built on

you might get 400 one acre lots out of that probably less

if you do the math on 60 10 acre lots and you paid $60 million then you are looking at $1 million per 10 acre lot (or $100,000 per acre) in just raw land and you add in the infrastructure and the price gets pretty high per 10 acre lot 

if you paid $60 million and were able to get 400 one acre lots out of it you are looking at $150,000 per lot/acre plus the infrastructure (which would be a lot higher)

I think even in Austin you are getting pretty high up there looking at $100,000 to $150,000 per acre in just raw lot cost before infrastructure all the more so that far out there

all the more so when really only a few people will have a water front lot most of the rest will just be living way away from most amenities and could probably do just as well living in closer to town in random subdivision because getting to/on the lake would still involve the same issues of trailering your boat and or jumping in the car to the marina where you keep your boat.....but the day to day getting to the grocery store, restaurants, schools would be much easier
