Ok, School me.

I am looking at tearing down my place and building a new one.

I think the architect is lazy as fuck.

The design is that the garage is on the left, naturally as it is now close to the street corner.

The lazy fuck says I have to move it to a “north swing” and place the garage on the right side which flips my whole design.

If I’m looking at my house from the street, the back left corner is the northernmost tip. This means the front of my house faces southwest.

Where do I view city code about placement of the garage for a new build? I was trying to search but can’t find anything about garage placement. (I’m in North Shoal Creek)

Why the fuck can’t I put it in the same god damn place it is now?

Thank you for any help and/or input.

Not quite. This guy isn’t local. He’s out of NY. His name is Art Vandelay. He does good work.

City code might have changed and requires a certain amount of space between the driveway and the corner for safety reasons?  Since you are completely tearing down and rebuilding, I would imagine that you lose any "grandfathering."  This is purely a guess though

Leave part of one wall standing and incorporate it into your build. It’s then a remodel and you’re grandfathered in.

Call the City Planning and Zoning or Building Inspection Department  and have them come out and show you how far of a set back you might need or any other code requirements.

In my neighborhood that was built in the mid 2000's, none of the houses have garages fronting the street.   They all have to be on the side of the home.     That was in the subdivision building requirements via the developer , but not a city requirement.

so can you ask him what document is telling him that you cannot do the garage like you want to?

Looks like I’ve got my avenue. Time for a good ‘ol donkey show with the city.

Let the challenge begin!

(it’s actually quite sensible but I have a lot of work to do before I present my case).

I think Jackie Chiles can work my case.

City code you wanna talk to Lloyd.  Lloyd Braun.   If he can't help you my buddy Bob Sacamano knows a guy....
