Market (10 year treasury) doesn't seem to give a hoot about most goings on. It may trickle down a little bit with Venezuela, Greenland, Iran stuff but then hedges right back up on other news. Weve been hovering around 6.0% as an industry number (we're usually better) for a hot minute now. But over the last 6-8 months we're definitely down. Slowly getting to where we need to be

10 Year down a smidge yesterday and down .03 today. Media will say it's three year lows which technically is true but not accurate. We need (and were) below 4.00 And then have the lenders Reflect it.

Later in March, Fannie fired a majority of the team that analyzed how climate change posed risks to the company’s mortgage portfolio, including the availability of insurance, and monitored compliance with greenhouse gas regulations. Those who weren’t cut were reassigned to other jobs.

One person on that team said she had been shocked to see Mr. Pulte say on Fox News that a member of the climate staff had thanked him for being fired, because his job wasn’t necessary. Everyone she worked with, she said, was passionate about what they did.

The execs I know on the homebuilder and building products side think Bill Pulte is the biggest moron in the whole administration. While they appreciate the attention on housing, the consensus is that the initiatives from both Trump and Congress are just throwing spaghetti against the wall and will likely lead to very slight improvement in housing affordability. Stuff like curtailing buybacks or forcing volumes is detrimental to the national builders that already have an incentive to keep growing community counts.

Most of my professional peers on the mortgage side, builders I know, hell even realtors, most likely voted for this.

Of course they now complain about chaos.

Builders outside of @Chewbacca and I think one other on this site are sketchy shitty mofos. So I don't feel bad for them in the slightest. Had to have cleaned up too many loans for them doing nefarious stuff on the front end to get the deal done. They take advantage of a lot of younger buyers too who need hand holding.
