Anyone have home ins recs?  I bought a home 2 years ago and the yearly premium went from 4.5k to 6k last year to fucking 8.7k for next year.  It's mercury, not even the greatest policy or coverages.  Is this what everyone is paying now?  If you of you have contacts to someone that can help me get a cheaper policy, please dm me.  

Oh btw, fuck insurance companies.  My fucking silver BCBS ppo plan for self employed for healthy family of 4 (mid 30s and 2 kids under 3), is fucking $2600 a month (fucking 9k ind deductible).  Now my home owners ins is damn year $800 a month.  Auto insurance for two cars $300 a month.  Then fucking disability and life insurance.  I'm damn near paying 45k a year in fucking insurance premiums.  Fuck all of them mother fuckers.  This doesn't even fucking include my business property and gen liability or malpractice insurance.  This country fucking sucks.

I feel your pain - My homeowners insurance has tripled in the past five years with State Farm, and our auto insurance has doubled.

But hey, my Social Security annuity net was 10 cents/month this year with the amazing COLA increase!

it wasn't really fudging so much as a consistent and predictable inaccuracy that held across multiple presidencies, but acting like it was a conspiracy is fun too I guess. 

But I take it to mean, you don't really care about the number anymore now that it's just not being published?

Basically saying the same as tbone. 10 year treasury hasn't given a fuck about either 

Bond market likely knows the real numbers better than the Fed and or the govt.

Bear in mind bond traders are moving capital by the billions-with that much at stake they absolutely have their own proprietary intelligence and aren’t relying on the BLS statistics except to establish a baseline against from which they need to outperform.  
 

I did a loan for a PE guy a few years ago in Hong Kong and he also reminded me that there are a huge amount of participants in the US bond market besides domestic money, too, all of which need to have their own economists advising them.

Minimal today. Been hovering around 4.10 on the ten year up and down for a couple months now. Mostly stagnant with some small daily/weekly ups and downs here and there. 

The bigger issue is the liquidity issues in the banking sector and the resumption of QE. Money machine goes brrrrrrr

As expected Fed cut rates another quarter. 10 year note basically shrugged. 

No CR, but does anyone have data on how deportations are affecting multifamily vacancy rates in markets like Dallas, Houston, and Austin? Seeing some unusually high vacancy rates across the country. Absorption has slowed down, just wondering how much of it has been impacted by deportations. Tough to find any credible data at the moment.  

I’m sure there are tens of dozens of recent college grads living at home waiting to swoop in on those c and d class vacancies.  Really though, high vacancy in dfw seems to be overbuilding from the pipeline that was already going. 
 

if you see shitbox apartments, sorry “workforce housing”, start diving on occupancy then that very well could be immigration tie in. But the typical mid rise/garage deck apartments that dominate recent construction in metros, it’s prob not immigration related.
