What is crazy, is that the new construction projects are not commanding the highest rent, as they are having to compete against each other more-so than existing buildings, where existing vacancy is at a premium.  Vacancy for Class A space downtown is sub 6%.

Dirt is going for over $1000 psf for sites that can support office density.

My goodness, what the city could do to alleviate homelessness by selling the Lakeside Apartments.  They could move the residents within central Austin and still have tens of millions left over to tackle housing issues.

And it would end up looking like any other vast “urban renewal” housing project from the 1950s. I recall those huge blocks in St. Louis back then..... infested with crime, trashy, ill- maintained, and eventually imploded a few decades later.

It's tall and skinny.  It won't look out of place.  There are a ton of similarly-sized towers planned for that area.

The Cambria looks pretty cool.  Wife and I stayed at the Cambria in the New Orleans warehouse district for our Sugar Bowl trip and thought it was pretty solid. 

HEB going in at Randall's site on Lake Austin will actually be about twice the size of the current store (up to 80-85k square feet).  With underground parking.  That should make for a fun construction intersection for a few years.  The ink for the two student housing facilities is about dry.  And Muni is gone.  They already drafted the "this is the best use of the resource for the benefit of students" MOU.  

Not "gone", but everything has been done from the University/System/Regents side.  It's a done deal for them.  It's going to market.  Final boxes will be checked in committee next month.  It'll stay quiet for a few months, maybe even until the end of the year.  

Muny is preferred spelling btw. Is under lease until 2020 by the city, Fenves renewed at slightly better rates for UT.

SB-822 is in the house. It would transfer the property to TPWD. Not guarantee they wouldn’t immediately sell it to developers, but “historic public green space” may have better protection there than as part of the UT System

48 East in the Rainey area has secured a construction loan and construction should start by summer. It's a 33 story tower with 249 condos for sale.  It also has 274 parking spaces across nine levels, and high-end amenities including a rooftop pool, viewing deck and fitness facility. Units will be as small as 456 square feet and average about 851 square feet

Have noticed that a lot of the Austin skyline renderings are pretty outdated, with a number of now competed buildings missing. Same on the TV news & travel shows.
