Very true and there are some nice areas in Meyerland/ Rice Village, not sure if he wants to live in the city. Granted, that area isn't the same as living in a true downtown area, but it can be as congested as any area in Houston.

July 5Jul 5 My house in Boerne flooded like Memorial Day 8 years ago. Flood zone X and no moving water, pond, or lake near my house. Just found out that the green belt/cattle pasture was higher than my property. As a VA backed mortgage, they would’ve mandated flood insurance, but we were in flood zone X and higher than SA by at least 20’. Water never got above baseboard height, but the whole house got flooded and we were still within the first year of paying for the hardwood floor replacement. 28k later, sold the house about six months afterwards. No flood insurance! Hook’em!!
