I've seen 5% total commission suggested for deals up to $5 million then dropping a percent or so for the $5 to $10 million range. If the buyer doesn't use a broker, is it reasonable to limit the listing broker's commission in the listing agreement to what it would be with a buyer's broker involved (say 2 or 2.5%)? It's a 7,000 sf medical building on a half acre lot in a desirable location in central SA.

I wouldn't necessarily count on the buyer not having an agent especially that high they should prob have representation but maybe add the line you mentioned if you want to the listing agreement. I wouldn't necessarily count guess that behind a person who wouldn't do it for 3/2.5 there are probably several that would do it for 2%. October 28, 20241 yr we did a deal with JLL and it was 5% if a buyer broker came along, it was 4% for unrepresented buyers. same price range. might be able to lower for mid sized firms. one example. YMMV. not really related but the deal died, we decided to redev anyway.
