November 25Nov 25 I've mentioned on here before that my family, through marriage, has land right next to Hamilton pool. Not a cabin. LAND. private roads and shit. Haven't been in 15 -16 years maybe more I know it has to be God awful different

Expansion at the Y will be amazing but closer to Drip itself you really feel the strain of growth without the infrastructure to support it. If you're near Hamilton you have great access to Bee Cave, etc. Beautiful country out there.

November 27Nov 27 I’m out here right now for thanksgiving at my folks place. They have 10 acres off Bell springs Rd. The place isn’t the same as it was 20+ years ago when they first moved out here. It’s both good and bad. Good because there are some great places to eat and do things. At the same time the town is experiencing the growing pains expected of the quick growth. Like others said, close enough to the city, but far enough out.

Less chance of branch or tree falls (especially in a Hella freeze like we have had 2× in the past 5 years) & more attractive. It's also a good idea to go ahead & spend extra for the 240 v. connection in the event you want to juice a camper or Welder. Pedernales Co-Op is your ONLY choice for electricity & they are NOTORIOUSLY shitty about any incentives or buybacks for wind or PhotoVoltaic. We build pumphouse sheds on the regular & I suggest a well insulated one, @least an 8×8 so all sides are accessible for maintenance & youmu can store some stuff inside, with plywood interior walls, a slant roof & skylight directly over the wellhead. Use the power to run a heater in there & slap in some good L.E.D. lighting. *For a relatively accurate price on a well, call any company in the area & give them the address... they can get you a decent verbal estimate because with the # of wells registered with the state, they all share in the same geological data & will know your general area. ★★ Don't use Bee Cave Drilling, ★★ because the owner cut trees along our joint property line (with permission) for a 4 strand barb wire fence (Oaks to be trimmed as required in probably 20% of that line) but refused to spray ANY of the cuts to prevent Oak Wil AFTER i notified that his crew needed to complere this. The piece between Fitzhugh and 290 or the part by Hamilton Pool Road? I have 24 acres off S Oak Forest between the 2 pieces of Bell Springs.
