Can't speak to the larger market as a whole, but I would guess the vast majority (if not all) of the 12% increase is going towards real estate taxes in Texas.
90 days is a bit extreme but there are a lot of people wanting 1-2 month leasebacks as they are selling and then beginning to look for something to buy...and they are getting hung out to dry in a lot of circumstances because cash isn't necessarily king any more with just about every offer waiving the appraisal requirement
Slight correction. No disclosures required for government sales, foreclosures, estate sales, new home builder, or more than one unit. There are a few other exemptions but they are less common.
Don't forget that you usually only have a year from date of loss to file the claim. The big Austin hailstorm was April 15th, so not sure how long you want to put it off. I guess you could file the claim, get paid and wait to do the roof, but I'm not sure what happens if waiting a couple of months and the costs go up.

Going to have to respectfully disagree about the touch faucet. We've had ours for six years and it sucks now. Half of the time you have to hit the stem five or six times before the water comes on and that is with fresh new batteries. When the time comes, we won't be relaxing with a touch style. I'm pretty sure we went pretty high quality like Grohe also. In short, the theory is great, but the carry through is not so awesome.
