So I have that going for me which is nice. Cracks in the pump, filter, electric heat pump and two of the valves. I'm hoping the tiles made. The ice was still 3-4 inches thick in places this afternoon but beginning to crack up.
There is a new 7-11 at the intersecting of Gattis school and the toll road that had gas a couple if hours ago...no gouging at 2.05. The chevron at rowe lane and the toll road had had at 35 cents a gallon more.
And the dice came up snake eyes. 28 hours, no power. I gambled on the shut down being short enough (everything had worked after 4 hour blackout before). After 3 hours, got nervous and went to drain the pumps, and I have an expensive ice cube. All pumps frozen solid. I'd bet the pool ice is now over 3.5" thick. Expecting major issues, but I'm not sure what else I could have done. I tried breaking ice but I would have to be out there for hours at a time.
I feel asleep and the power went out for a couple of hours. I figured the pool equipment was a solid block of ice so I didn't mess with it. Power came on and the pumps are running. Have 3/4" to 1" ice on the pool except for where the sun deck bubbler is
Mine had been cycling like that for over a day. It freaked me out at first. Worst comes to worst, you probably have the option to switch to emergency heat which will bypass the outside unit in favor of heat strips that the inside blowers will move the air over. Very inefficient and power consuming but should work to minimize the temp drop
Are you a heat pump? If so, it's the unit trying to defrost. It will run the "AC" for about 10 to 15 minutes to heat the outside unit up and melt the frost from the fins and the unit. Hopefully, it will allow the heat to work again
You missed Pflugerville ISD (about 25,500 students) which is the second biggest district in Travis County and, at least anecdotally, one of the highest percentage of infected. Cousin's kids getting exposed and quarantined several times each already.

Has anyone watched The Last Narc on Amazon Prime? I'm not one for conspiracy theories, but holy shit, they have what seem like some fairly heavy hitters backing up the possible CIA involvement in the torture/assassination of Kiki Camerena. One would think that they wouldn't attach their names to something like this without a very firm belief.
It's only a four part documentary that runs less than four hours. They have interviews with the people that were supposedly involved with the kidnapping and torture.
And I guess I should have searched more...already in the Prime recommendations.
Just asking a theoretical question because I see both sides, but is taking the tax hit such a bad idea at this point? There are rumors, strictly rumors at this point, that higher capital gains rates are being considered (the 20% rate is lower than the more "traditional" rates of 25-25%). Also rumors of much decreased estate exemptions (possibly as low as $3.5 million down from roughly $11.5 million) and the repeal of the step-up basis (which would really hurt the long-term benefit of 1031 exchanges). Now getting those passed might prove impossible, but you never know. One thing that can be stated with reasonable certainty is that tax rates will go up in the future. I know lots of people that have 1031'd millions of dollars of land that are now considering selling and taking the tax hit to avoid issues (possible) for future generations.
We might be officially off the rails when it comes to market balance. Put an offer in on a house for clients this weekend. It went on the market on Friday morning and by Sunday afternoon had 78 offers. People are offering 20% over asking and waiving the appraisal termination. There is absolutely no supply on the market. For example, after this weekend, the Pflugerville MLS area that had around 260-280 houses for sale usually, has a total of 9. Unless you have a mountain of cash, you aren't touching a house for the near future that I can see.

It could be a matter of numbers. I bet Dove Springs had maybe 150-200 people in line when we got there. This was right before they opened so it's a lot easier to check things than at Delco. My mom had a 1:30 appointment but we didn't really have anything going on, so I told her we'd get there early and see what happened. Got in line at 11:15 and she walked out of the waiting room door at 12:25. The line was getting shorter as the day went on. By the time we left, there weren't more than 50 people in line.
