Would not do it for 12%. That'll get eaten up real quick if problems arise and you have to foreclose. Minimum of 20-25% would be my preference for some cushion.

Get professional bait stations and there is a bait that is non-toxic to pets even if they decide to eat a dead mouse. I have a neighbor that has about 10 acres in wildlife exemption so the bait stations closest to the fence line will be cleaned out in a matter of a week or two. I have 7 others spread around the perimeter of the house and I think I've only had 2 die inside the house so far. No idea how many have been kilt so far
The TCU coach can recruit, but his in game adjustments in the Texas game were trash. Texas was pressing the inbounds and he would run exactly zero plays to get a player open for a pass...no picks and, most of the time, he had only 1, maybe 2 players as available options. I would think after the second or third 5 second call that you would make some adjustments, but nothing.
I bet the ending of work from home is playing a factor. People are going to have to move back closer to the office. It might not be as prominent yet as it will become
That install is completely opposite of mine. Mine is at the meter and the main breaker panel. It's almost modern art looking.
Does the gas line come up the back leg?
I lose the Android Auto connection and the screen goes back to a non-connected look. So, maybe I don't totally lose connection, but you don't see any connection icons for a few seconds. Phone calls will also drop. After a couple of seconds, it all comes back.
We were there in early April last year and caught horrible weather. Just about all of the beaches were closed for 4 days due to the winds and currents. We did the Na Pali coast boat tour and it was really rough so no snorkeling or going into the caves. Hanalei beach near the pier was open but they had a shark sighting. You probably won't have the bad luck we did, but bear in mind it's that time of year. The week after we left they had 10-12" of rain and had flooding issues for a week.
You have to account for the cost of the land, which is by far, the highest component to real estate in California. I'd bet over 80-85% of the homes can be rebuilt for less than $3 million assuming they can get by government restrictions
I was reading (on the internet, so it has to be right) that many of the homes burned not from embers on the roof, but from embers being drawn into the attic through the airflow vents. Once inside, there isn't much that could be done. Does that sound right? In looking at pictures of houses on fire, many seem to have fire resistant roofs like Spanish tile or composition shingles. I know that fire resistant does not equal fire proof.
Which reel mower are you running? I started with a California Trimmer but moved up to a Revolution 26. I have a larger yard and it's not quite level enough to go shorter than about 3/4".
I don't have Jellyfish, I have Gemstone. I had the same issue with light colors being dimmer and not quite right. It was due to a one of the transformers being faulty. Once they replaced that, the colors were correct and the lights were brighter. I don't know that I would have noticed it as much, but we have 2 transformers because of line length and there was a difference between one side of the house and the other.
