I haven't researched this or heard definitively from anyone - are there going to be any meaningful consequences from any of this? Is anyone important going to actually go to jail? John Eastman, to me, seems to be the single most culpable person out there. Also, I've been interested to hear Republicans' takes on the Jan. 6th Committee's work. A few actually admit that the testimony has been damning. Far more of them say that the committee has an agenda, it is completely politically motivated, it's a hit job on the former president, etc. My question is, "How else are they supposed to present the facts of what happened?" The correct answer to the abortion debate is and always has been "legal, safe and rare." This is the correct policy that should be implemented nationwide by our Congress to serve as many interests as possible and is good for our society. It should be done yesterday. "Legal" so that it recognizes the significant interest a woman has in the area of reproduction. Yes, there should be time restrictions like no third trimester abortions. "Safe," as in no need for back-alley medical procedures putting the health and lives of women in jeopardy for no good reason. "Rare" so that we can address the genuine concern over the lives and rights of the unborn and because the best way to reduce the number of abortions is not to outlaw abortion procedures (thus trampling the rights of women), but preventing pregnancies that lead to abortions in the first place. It is proactive with less trauma for everyone. It's better public health policy. Unfortunately, nothing close to this will ever happen because our country is too populated with zealots who don't understand that democracy requires recognizing the rights of other people and making compromises and because we are under minority rule.- January 6th Committee Hearings Thread of Dominance
We are talking about two different groups. The group I'm talking about is going to vote for the guy who espouses Republican policies no fucking matter what. Closed border, anti-abortion, pro guns, small government, lower taxation, etc. etc. etc. Think of the worst human being possible - John Wayne Gacy, Hitler, whoever. If that person is the R on the ticket running against a D, a large number of voters are going to vote for the R guy absofuckinglutely no matter what because they find D policies so abhorrent and counter to their own political philosophy that there literally is no character flaw that could possibly overcome it. The group you are talking about probably don't care about actual policy to begin with. These are the "fuck your feelings" cult of personality types where policy doesn't matter so much as image, message, owning the libs and shit like that. Both of those groups exist. Bowers was the guy who sparked the radio host's (Smerconish) conversation. Trumpers protested Bowers' fucking house where his daughter was suffering from some kind of grave illness. Oh, my sweet summer child. I don't pretend to understand politics, but some parts of the picture are coming into focus. What I think I know is that we've got a tail wagging the dog wagging the tail situation going on here. Nothing happens unless it is politically popular enough to happen. Except that it's often hard to tell, so mostly nothing happens, just in case. I was listening to a political radio program earlier today and I think the host explained a part of this very well. There is a large swath of Republicans who find Trump to be unsavory, but in their view he is far better than the alternative. This is mostly based on their policy views, not necessarily on their views of the character or ability of the candidates. So, for example, a serial rapist, say, would still get Republican votes as long as he was for closed borders. The host pointed out the major flaw in this approach, which is that voters who do this are putting party and policy above country. It's especially true when there are not only huge character flaws, but actual attempts to overturn a lawful and valid election. We're talking real, live attacks on democracy. Even that is not enough to get people to vote for someone with a different view of guns, abortion and the border. It's absolutely insane.- Post a pic that makes you say "Holy shit."

Yeah, this is in a small coastal town. It's supposed to be a hot market too. Very little inventory, can't get a builder for new construction and even if you could materials and labor is still super high. So you'd think it would be a hot seller's market. So far that has not been our experience. We've been listed about a month. We've had like 6 showings and one offer.- Selling Real Estate
We listed at X. Potential buyer looks at it and makes us an offer of Y. We agree in the middle at Z. Then they get the inspection and go to Z minus $50K. I could see it being just accepting an offer if they offered us our asking price. Otherwise we will be negotiating a contract price.- Selling Real Estate
I am a lawyer so I am very tuned in to the duty to disclose and all the bad shit that could happen if we don't. We know that we now have to disclose everything that is on the inspection since we have seen it. We had already disclosed 90% of what was on the inspection anyway. The only major thing we didn't disclose was active termites because we didn't know about them. We're going to treat for termites because we really have no choice at this point. At least now, with the inspection done and everything out in the open on the front end, we won't have the two-step process where we negotiate a contract price and then negotiate again, where it can only go down, during the option period. This is an old house and we've priced it accordingly. I just fucking hate the game with getting the disclosure and then having it massively used against you. We didn't have any other backup offers at the time. It is the standard TREC contract. The buyer had the ability to renegotiate after the inspection. We couldn't reach an agreement, today was the last day of the option period and contract was terminated. They just wanted too much and it's still pretty early. Property has been listed less than 30 days and there's very little inventory, especially in our price range. Who knows what's going to happen, but we just felt like we could do better. Still trying to decide whether to change anything about the listing now. No option period? No inspection? Huge option fee? Do you say that in the listing or when they make an offer and incorporate it into the contract?- How did carpetbaggers, slimeballs, dweebs, and generalized assholes come to rule the Texas GOP?
1. Human nature. Overly simplistic explanation for a lot of behaviors, but generally humans fear change and gravitate to other people who are like them. This fuels racism, misogyny, anti-LGBTQ and all of the rest of it. People also want to feel good by being right and hearing things that confirm what they already believe. My personal belief is that higher level thinkers know this about themselves and can turn it off because they know it's backwards. 2. Psuedo media types like Rush, the Fox news crew, Alex Jones, etc. They all learned how to make a buck off people's fears and ignorance. Their messages are consumed by many millions whose political beliefs and votes are affected by it. 3. Politicians themselves. In this democracy we elect politicians who are good at getting elected. They may not be good at anything else, like governing. They may have no conscience, no soul, no goodwill whatsoever for their fellow man. They are just good at getting elected. That means that they know if you tell a bunch of people what they want to hear you will more likely get their votes. Again, I personally believe that some people have just a smidge more critical thinking ability and are more skeptical. "You mean to tell me that you can provide me all of these great benefits from the government AND lower my taxes at the same time? Bullshit. No vote for you!" 4. The internet. It can be a massive echo chamber. It's also an endless source for #2 and #3 to spew their messages.- Selling Real Estate
We are selling a home and we got a contract on the place. The buyer had an inspection done and, as expected, found a bunch of shit. This is an old house. We made a shitload of disclosures of everything we knew about and we knew a lot because we do all of the work on the house ourselves. Anyway, one of the things they found, that we did not know about, was active drywood termites. The buyer wants us to discount the price $60K and is telling us that basically the house is about to fall down from termite damage. It's all horseshit, of course. Some of the termite damage has been there for decades. There may be some active termites now, but they move slowly, from what I understand. We're going back and forth now about what to do. They have said we have to basically replace the entire subfloor and all of the damaged frame members in the house. You might as well tear the motherfucker down if you are going to do that. I hate this game. I've played it before. You negotiate and then the buyer uses the inspection to fuck your ass. I've talked to some real estate people I know about how to avoid this and their advice was to state "as is" or "no inspection" or "no option period." What I want is to disclose ALL of the shit wrong - and I will list it all - and negotiate one time. I don't want to run off prospective buyers, but I also don't want to play this fucking game. Former glass and window salesman here. You can't just replace one piece of glass in a double paned window. The two panes are sandwiched around a spacer bar that is filled with desiccant and then sealed with melted butyl. Even if you were inclined to try, I doubt you could get the outer pane completely removed. That butyl sealant is some sticky shit. Use a heat gun to melt the sealant if you want to try. Even if you were somehow able to do it, though, the space between the two panes will fog up instantly and look like shit. If you are inclined to do this yourself, it is fairly easy, but you will need to get an insulated glass unit made to do it right. They are custom made to order. You will probably fuck up the measurements if you try to do it yourself. So you will probably end up ordering two. You have to provide the position of the muntins (the bars inside the glass) with the measurements. Also, fucking with glazing bead is a challenge if you don't know what you are doing. You'll probably fuck that up the first time too. If it was me, I would pay the $350 to get this done once and done right. That's not outrageous. - January 6th Committee Hearings Thread of Dominance
